We convert registered point clouds into coordinated Revit models and open IFC files, modelled in-house from our own Leica RTC360 scans or from a point cloud you supply. Hampshire, Dorset, London and nationwide.

Because we also act as project managers and contract administrators, the model is built around how the design team and contractor will use it, not just around the geometry.

Scan to BIM converts reality capture data (point clouds) into structured BIM models your team can use with confidence for design development, coordination and verification.

Rockall Projects produces Revit and/or IFC models to an agreed level of detail and model scope, aligned to what you actually need the model to do—whether that’s de-risking a refurbishment, coordinating MEP in constrained areas, or establishing reliable existing-condition geometry when record drawings can’t be trusted.

Already have scans? We can work from client-supplied point clouds where suitable, or provide capture as part of the package.

Typical uses for Scan to BIM

Scan to BIM is most valuable when programme, access, and certainty matter:

  • Refurbishment and fit-out where existing information is incomplete or unreliable
  • Design coordination / clash avoidance (architecture, structure, MEP)
  • Verification of installed works vs design intent
  • Complex zones: plant rooms, risers, ceiling voids, congested service corridors
  • Change control where accurate base data reduces RFIs and rework
  • Handover readiness where model structure supports ongoing use (where required)

Level of detail and scope

We agree the level of detail (LOD) and model scope before modelling starts, and record both in the handover notes.

  • LOD 200: massing and major elements for feasibility, space planning and early cost advice.
  • LOD 300: accurate geometry of walls, floors, roofs, openings and structure for design and coordination. Our most common deliverable.
  • LOD 350: adds element interfaces and MEP primary routes for clash detection and fabrication-stage coordination.

Scope covers architectural, structural and MEP (primary routes or detailed plant by agreement), site and external works. Worksets, naming and shared coordinates follow your BIM execution plan. The point cloud is linked into the model so every element can be checked against the scan, and deviations beyond the agreed tolerance are flagged rather than smoothed over.

    Use case, areas, access constraints, programme, deliverables, and modelling rules.
  • Capture / point cloud readiness
    We either undertake site capture or assess client-supplied data for completeness and suitability.
  • Registration and data preparation
    Point cloud structured, cleaned where appropriate, and set up for modelling.
  • Modelling (Revit/IFC)
    Model created to the agreed scope and level of detail, with sensible segmentation for coordination.
  • QA and validation
    Systematic checks against the point cloud and documented resolution of queries/assumptions.
  • Delivery and handover
    File set delivered in agreed formats, plus a short handover pack explaining scope, assumptions and model structure.

What do you need from us to quote?

Ideally:

  • site address and any access constraints
  • areas to be scanned/modelled (and any exclusions)

  • programme dates and any site restrictions
  • any BIM standards you need us to follow

Can you work from an existing point cloud?

Often yes—provided it’s complete for the required areas and suitable quality. We’ll review what you have and confirm suitability before committing.

What affects timescales?

Key drivers are size/complexity, access, required scope (what’s being modelled), and the level of detail. Targeted modelling of high-risk zones can often deliver value faster than modelling everything.

What file formats do you deliver?

Commonly RVT and IFC plus point cloud formats such as RCP/RCS or E57 (as agreed). If you have a preferred workflow, tell us at enquiry stage and we’ll align the outputs.

Do you model MEP?

We can, but MEP scope should be defined carefully (e.g., primary routes only vs detailed plant/containment). The right approach depends on how you intend to coordinate.
